The practice was appointed to carry out a master planning exercise to explore the development potential for 65 new homes on the 3.85ha site in Witheridge. Our clients were looking for North Devon Architects to master plan their site and subsequently submit an outline planning application after their land was allocated for housing in the emerging Local Plan.
We worked as part of an experienced project team of planning consultants, consulting engineers, ecologists and landscape architects. Following the initial sketch design and feasibility study work stages, we produced an indicative site layout proposal and street elevation drawings and the written design statements to support the outline planning application.
The site layout is based around a primary street with an element of public open space, and a series of smaller shared surface cul-de-sacs branching off it. As well as creating well-designed streetscapes within the development, it was important that the scheme integrated properly with the existing playground to the north. The considered alignment of building frontages creates a positive street scene and provides passive surveillance to the playground and open space areas. New footpath links fully integrate the development with the existing play facilities next to the site.
We enjoy working on larger scale residential projects and have successfully delivered a range of schemes in North Devon and the South Hams. We have a network of other consultants throughout the South West who we regularly work with to deliver larger projects.
On this project, we simply provided master planning services up to the outline planning submission. On other residential development projects, however, we have been retained either by our original client or a subsequent purchaser to secure both the reserved matters planning permission and Building Regulations approval. An example of this is our 2018 LABC Award Winning Project in West Alvington, where we were novated over to the design and build team after securing detailed planning approval.
